Full Renovation on Home in Altadore
With this home our client wanted to turn his very dated duplex into a modern and welcoming space to run an Airbnb rental. We began by removing a wall, demolishing the entire kitchen, re-configuring the layout of the kitchen/living room space, and replacing the windows. The client has chosen not to have a dining room or kitchen table area, as they felt that the oversized island would work perfectly for their purposes. We added laundry to one of the hallway closets so that the renters would not need to use the downstairs tenant's laundry space, and we built an electric fireplace and TV into the custom made mantel. To complete the bright and airy feel, we added pot lights throughout, and a multitude of modern and functional fans to keep air flow to a maximum. We chose the mono-chromatic cupboard, wall, and baseboard colour theme to create the illusion of space and openness, with the floor and island designed to warm up the palate. To complete our modern renovation and add a touch of convenience, we included a wireless thermostat and electronic keyless entry locks.
Full Renovation Including Legalized Suite in Charleswood
This home was remodelled from top to bottom, inside and out in order to sell as a mortgage helper with a fully legalized suite in the basement. We began with a paint job of the exterior, and touch-ups of the railings and outdoor hardware for a great impression as you walk up. Inside the main floor we gutted the kitchen, bathroom, and linen closet. We went with a sleek modern look to appeal to the sophisticated buyer. The kitchen includes all soft close cupboards and drawers, a hidden built-in dishwasher, and a built-in wall of appliances and cupboards. This was to compensate for the removal of all upper cabinets and to stay with the sleek and modern theme. The linen closet space became the upstairs laundry on the bedroom side and houses the electric fireplace on the dining room side. We then tucked a built-in linen closet into a corner of the bedroom hallway and built a tall medicine cabinet into the wall of the bathroom to maximize storage. Downstairs we were delighted to be able to keep the existing 1960’s feature slate wall and incorporate it into the warm and cozy feel we were going for. In the end the home sold for a $75,000 profit.
New Spiral Staircase Helps Sell House
This home was slated to be put on the market, however the homeowner's realtor suggested that the stairs needed to be re-done prior to selling, as they were extremely clawed up and dirty from years of being used as a scratching post by their cat. Jason and his step-daughter Alissa went in and tore out the existing steps and hand made each new step out of laminated bamboo. The steps received several coats of Varathane and then got bolted back in place. The house went on the market for a higher listing price than they had planned, and the sellers ended up getting an offer after less than a week on the market. In the words of the client, they "couldn't have done it without us!" Another happy customer makes us a very happy company!
Creating Light!
Sometimes a wall just needs some holes! These are some examples of one of the ways we solve light challenges. As you can see from the second photo, sometimes taking the whole wall down is next to impossible, with heating, venting, built-in vacuum systems, and electrical filling up the walls. Making a few peek-a-boo holes can bring just enough light into a dark room without costing a fortune or making your family move out for an extended vacation.
Bathroom Reno in Delacour
Before Pictures After Pictures
This client, who happened to be passionate about all things mid-century modern, discovered this beautiful 1950's dresser, and asked if we could re-purpose it as a vanity for their en suite renovation. We added a quartz counter top and modern fixtures. They also wanted to trade their largely unused and dated tub for an open shower concept with nifty built-in shelves. Finally, we removed the old shower and created an open space for the toilet, allowing for the extra long vanity. The patterned hexagon tile-work on the floor helped give a beautiful flow and enhance the open concept that the client had envisioned.
Renovation for Home Sale
This is a cute raised bungalow in Acadia that we renovated. The client originally chose to spend a small amount getting a minor renovation in order to sell his home. After the house sat on the market for a while, he then chose to spend more and go for a major renovation as an investment. Banking on getting a much higher return on his money, he went for it and we fully renovated his kitchen and 3 bathrooms, along with adding pot lights, feature lights, and a fresh coat of paint. The home literally sold the first day on the market after the renovations were complete and he ended up putting a lot more money in his own pocket as a result of the much higher price he was able to get for his newly renovated home.
